The team is equally positioned for both sell-side and buy-side underwriting. NPL and REO underwriting is performed for banks, corporate structures, institutional investors, lenders and private individuals. Third Party Advisory

1. Legal due diligence process:

The first step in the life of the property, even prior to its acquisition is the is the due diligence. The legal due diligence comprises all the necessary checks, research, audits and controls which verify the validity and the extend of the title and the property right contemplated. PSAM has undertaken through its trusted experts and managed a series of challenging legal due diligence cases, sometimes with excessive time and information constraints on both amicable and non – amicable transactions.

These finding are combined with expert knowledge of Administrative Law, Forestry Law and Precedents as well legacy Civil Code to produce outcomes for both the Vendor or the prospective Buyer, and for the technical due diligence process that is normally undertaken together with the legal due diligence. PSAM will also check if there is a rental contract in place and will inform you on your rights in case you wish to purchase the property which has been rented to third parties, or assist with commercial lease terms and good practices.

2. Technical due diligence

A typical service undertaken prior to an asset management assignment or acquisition is technical due diligence. Many purchasers, vendors or Lenders undertake a technical due diligence to safeguard their direct (owners),indirect (mortgage) or future (Buyers) property interest from a technical and legal transferability aspect.

PSAM’s team and network of capable, knowledgeable and experienced engineers undertake the relevant surveys analyze and produce comprehensible results and advise the Client on the most efficient way to resolve any outstanding matter of compliance and transferability.

3. Mergers & Acquisitions

PSAM’s M&A Department is specialized in (portfolio) transaction structuring, investment, advisory, M&A, and restructuring & management of CRE assets and boutique hotels. Special advisory in strategic issues such as corporate restructuring, acquisitions, mergers, divestitures, joint ventures and leveraged buyouts.PSAM’s team has in-depth knowledge of the market dynamics and extensive experience and was involved in over 50 M&A assignments across Europe with a total completed value in excess of €11 billion.

Real Estate Valuation is one of our core activities

We value all types of Assets according to the most rigorous standards adopted by RICS and International Valuation Standards Council (Red Book and I.V.S.). Our powerful tool is our constantly updated proprietary transaction database. Valuation Reports can be used on various occasions such as: Purchase and sale of an asset, exchange of properties, publication of Financial Statement, collateral evaluation for mortgage lending, lease of a property, compulsory purchases, enforcement cases, legal cases (family law, indemnification or business law disputes).

PSAM team is accredited by RICS and the Greek Ministry of Finance and can execute valuations for both Real Estate property rights and Machinery & Plant Equipment. Besides complying with the highest ethical standards,our experienced valuers always take the place of the most appropriate market participant to anticipate the questions and concerns that would be raised in a real life negotiation and the effects these would have in the final value.All findings are triangulated with separate methods or geographical locations as final sanity check at the end of each assignment.
